Flat Roofs — EPDM, GRP & Felt

Flat roofs have a bad reputation, and it’s mostly earned by old felt roofs laid badly on the cheap. Done properly, with the right material and a fall that actually moves water off, a flat roof lasts decades without trouble.

What’s included

What the job involves

  • EPDM rubberA single sheet with no joins across the main area, so there’s very little to fail. Our usual recommendation for most domestic flat roofs.
  • GRP fibreglassLaid wet and cured solid, so the finished surface is one piece. Hard-wearing, good where the roof gets walked on.
  • Torch-on feltModern high-performance felt in layers — a world away from the single-layer felt that gave flat roofs their reputation.
  • Firring and fallsGetting the fall right is what makes a flat roof last. Standing water is what kills them.
  • Insulation upgradesWarm-deck build-ups where the roof is over a habitable room.
  • New outlets and trimsProper edge trims, drip details and outlets rather than sealant and hope.
Warning signs

When to call someone

If you recognise any of these, it’s worth getting looked at before it turns into a bigger bill.

  • Water pooling and sitting on the roof days after rain
  • Blisters, bubbles or splits in the felt
  • The surface has gone brittle and is cracking
  • Damp appearing on the ceiling below
  • Edges lifting or trims coming away
  • The roof is bouncy or soft underfoot

Common questions

EPDM, GRP or felt — which is best?
For most domestic flat roofs we’d suggest EPDM: one sheet, very few joints, and it copes well with movement. GRP suits roofs that get walked on. Modern torch-on felt is a solid, cost-effective option on larger or more complicated shapes.
How long will a flat roof last?
A well-laid EPDM or GRP roof should give you decades rather than years. The variable is almost always the fall and the detailing, not the material.
Can you fix my existing flat roof?
Sometimes. If the deck underneath is sound and the problem is localised, a repair is reasonable. If water has been sitting on it for years the deck is usually gone.
Do flat roofs need building regs?
Replacing more than a quarter of the covering usually brings insulation requirements into play. We’ll flag it at quote stage.
